Tenant Guide

At CB+CO, we aim to provide a high-quality, stress-free renting experience for our tenants. Here is an outline on the general process for finding the right property:

1. Set Your Budget

Working out how much you can afford each month is imperative. The average monthly cost of rent is 35% of your regular wage. It’s also important however to budget for utility bills, broadband, council tax and any other living costs.

2. Property Requirements

What are deal breakers and what are you flexible on? Thinking about your key requirements and advising us of this will help us match your criteria. Make a note of your key criteria such as budget, location &andproperty type.

3. Register and Viewings

Once you’ve outlined the above, pass them on to us and we can help match your criteria. We can also keep you up to date on any properties coming on to the market.

Once you have seen a property that ticks your boxes, we can get a viewing scheduled for you.

4. Offer

Once you’ve viewed the property and you’ve decided you want to proceed you can put an offer forward. We will present the offer to the landlord and once it has been agreed and accepted we can move forward.

5. Application and Referencing

A member of the CB+CO team will send you an application form to complete. This is the first step to vetting you. After completing the application form and the information is satisfactory, we will require an online reference check. You can use Let Alliance who are quick and efficient.

6. Tenancy Agreement

All documents will be provided to you electronically. You will be sent the Tenancy Agreement in advance of your move in to give you plenty of time to read and understand it before signing. You will also be sent a copy of your inventory and schedule of condition to approve.

7. Move In!

Finally, once all the paperwork and property prep is done, we can get the keys released to you for you to arrange your move in!
